If you are selling your home in the near future , you will want to take a look at the latest home trends. We are transitioning into a new phase which may effect your choices in updates.

When it comes to selling your home, maintaining your equity or even gaining equity sounds pretty appealing.

Following are some of the latest trends for updating your home. Of course the style of your home and the comps in your neighborhood should also be taken into account when you are setting forth on updating your home for sale. Hiring a professional stager to look at ways to update your home with your budget in mind as well as the style of you home and the surrounding comps is a great first step.

Kitchens:

Kitchen cabinets are leaning to a more contemporary design. We are trending towards keeping our lifestyle simple and less cluttered . Simple clean lines for less maintenance and easier upkeep will be the trend in cabinetry. Refacing is the most economical way to update.

Countertops: 

Granite is beginning to run it’s course. Quartz is the new granite. It is easy to maintain, natural, and pretty indestructible. Quartz is also less patterned and therefore looks less cluttered in design.

Backsplashes: 

Backsplashes are now leaning towards glass mixed with stone for a more textured look and to complement quartz countertops. It gives a softer image and adds a bit more texture to the new neutral earth color palattes we are trending towards.

Hardware: 

Oil Rubbed bronze hardware is a new transition, but don’t panic if you already have it! Some homes look great with the darker finish, but if your looking to replace brass doorknobs, hardware, faucets and lighting, look towards polished chrome and nickel. It  tends to look fresher and complements the new simple and clean lines of the latest cabinetry.

Flooring: 

Hardwoods will now be seen in lighter woods with wide planking. Pre finished or engineered hardwoods being the new trend due to faster installation time as well as cleaner and more efficient installation. Most homeowners want hardwoods due to either preference to the natural look, or for concern over allergens. We will be seeing more hardwoods in kitchens and bedrooms, as this trend continues.

Decor: 

Accessories and furnishings will lean towards more natural textures with hints of metallic. This look will complement the new colors of neutral walls and add warmth and interest with texture. Natural wood grained furnishings with metal hardware will fit contemporary as well as traditional style homes.

Paint: 

Paint colors for selling are trending towards neutrals in creamy whites taupey grey’s or with hints of brown. Soft latte and chocolate tones are popular now. Adding accent walls with color is a great way to add some of these colors to add dimension and style to your home.

For living rather than selling, black is the new neutral wall color with touches of yellow or bright colored accessories, Navy blue is a big color this year as well, and Pantone’s new color of the year for 2013 is Emerald Green.
