Sellers know that in order to market their home, they need to properly prepare their home for sale. This can include needed updates which most homes need in order to sell quickly and to avoid low offers and price reductions.

Cosmetic updates,  can help the seller get a great return. During consultations I always look for ways to update the home with out busting the bank. Of course no two homes are alike, a lot depends on the year it was built as well as the updates the homeowner  has added over the years.

I tell my sellers to first start  looking at comps in their neighborhood with their Realtor. Then do the price comparison on how much your home is worth now, and then how much it will be worth once the house is updated.

Following are a few ideas to get you started.

Paint is the a great return on your investment. Fresh paint always appeals to buyers and can transform the look of your home. Neutral colors are best with maybe a few accent walls to add style and to highlight a best feature. Exterior paint is also a great retun. Your home has to have curb appeal or buyers will think the  home is not well cared for.

New hardware on kitchen cabinets will go a long way in updating your kitchen and adding style. They also help distract from counters that may not be up to date.

Light fixtures are the homes jewlery. New light fixtures are one of my top suggestions and can really add style and appeal to your listed home.

If you do not already have hardwoods, take a good hard look at your carpeting. Carpet can really make a huge difference to the offers buyers will make. New carpet is a great way for sellers to get a great return!!
