I tell my sellers to first start looking at comps in their neighborhood with their Realtor. Then do the price comparison on how much your home is worth now, and then how much it will be worth once the house is updated.

New hardware on kitchen cabinets will go a long way in updating your kitchen and adding style. They also help distract from counters that may not be up to date.
Light fixtures are the homes jewlery. New light fixtures are one of my top suggestions and can really add style and appeal to your listed home.
If you do not already have hardwoods, take a good hard look at your carpeting. Carpet can really make a huge difference to the offers buyers will make. New carpet is a great way for sellers to get a great return!!
