Featured Project: North Blocks Penthouse

What was the name of this project and why?

We named this The North Blocks Penthouse because it’s tucked in Portland’s North Park Loft building and has absolutely stunning views. Penthouse staging can be tricky and requires careful attention to both the view and use of the space.

What neighborhood was this home in?

The penthouse is in Portland’s Pearl District neighborhood, just north of downtown. Built in 1908 and remodeled in 1999, this building is one of the few true loft buildings in the Pearl District. Potential buyers will appreciate that it’s just footsteps away from Portland’s trendy art galleries and restaurants.

Who was your target buyer?

In this home staging, we targeted the professional looking for plenty of space to work and entertain. Besides the inside area, this home also has 1,000 square feet of outdoor space, made complete with a greenhouse and sauna.

Who was the client?

Our Realtor partner Brad Golick of Luxe Christie’s International recommended us to his client. Brad has been one of our Realtor partners for several years and we always enjoy working with him and providing his clients our staging services. Brad’s expert marketing for all of his properties and his awareness of how much home staging boosts a seller’s profit margin has resulted in many successful sales.

What challenges did you overcome?

This penthouse included a large room with a built-in window seat and yet another fantastic view, but instead of a solid wall separating it from the living room, it had glass. While this made the whole penthouse brighter, it was difficult to identify best use of this additional space.

Because many owners are currently working from home, we added a desk to this area and then staged it with a sectional looking out towards the city. We felt this would help buyers envision working at home, entertaining clients, or using it as a possible media room. After contemplating the many possibilities for this area, we thought most potential buyers would appreciate a Den right now.

What features did you focus on showcasing?

Views are always fantastic to work with, but when staging them it’s important to showcase the best use of the space while keeping the focus on the view. This unit had some of the best vistas we’ve seen anywhere in the Portland area: all three mountains, the city, and even the West Hills. We chose neutral furnishings and clean contemporary lines in the living area so as not to distract from these stunning views.

In the master bedroom we brought in shades of teal and blue to complement the skyline so it would feel like one continuous, relaxing breath from bed to the beauty outside that the Pacific Northwest brings us every day.

Our team enjoyed staging this beautiful Penthouse. We loved catching glimpses of the city, the West Hills and mountain views as we staged.

The Seller was so pleased with the staging that she hired our designers Lynnette Hardy and Deb Garris -Jones to remodel and set up her new home, which was a nice complement to our staging.
