Featured Project: The Castle on the Hill

What was the name of this project and why?

We named this project The Castle On The Hill, and it doesn’t take an imagination to see why. We focused on staging for a view. This majestic home rests in a private setting overlooking the Columbia River.

Where was this home located?

This beautifully, airy castle is located in Washougal, Washington, just across the river from Portland, Oregon.

Who was your targeted buyer?

This home has lots of room in which to spread out. With almost 8,000 square feet of space, our targeted buyers would be professionals who like to entertain friends and family. They would love showing off the expansive views from almost every room. They would also enjoy summer evenings dining or relaxing beside the outdoor kitchen area, so we worked on staging for a view in the outdoor space as well.

This home features a third floor bonus room and a lower level area complete with full kitchen. There’s plenty of room for all the family to find their own space!

Who was the client?

Our Realtor partner Steve Nassar of Premiere Property Group referred us to his clients so we could stage their newly modernized home before it went on the market. Steve has been one of our Realtor partners for several years and we always enjoy working with him and providing his clients with home staging. Steve’s expert marketing and his awareness of how much home staging boosts a seller’s profit margin has resulted in many successful sales, including this spectacular home.

What challenges did you overcome?

Our only challenge was to help potential buyers visualize just how to use the space while also taking advantage of the spectacular views from almost every room. This took careful arrangement views from one side of the room to the other and balance.

We also had to be mindful of how the photographer would capture each room when most of the furniture was angled outward on the view. Last, everything had to complement the view while also taking full advantage of the home’s incredible features.

The living room had several focus areas: the view, a sitting area, and the floor-to-ceiling fireplace. The room’s three pillars, while stunning, limited seating arrangement options. After a few tries, we found that the sofa worked best facing the pillars, which dictated where we would place the wingback chairs.

The two low-profile chairs near the windows made a cozy retreat without interfering with the spectacular river view from anywhere in the bright, wide open space.

Color was important in this staging as well. We used a combination of soft neutrals and a mossy greens to bring the outdoors inside. This also helped keep things elegant yet modern, fitting for the style and architecture of the home.

This location was so much fun to stage. Its designer, high-quality finishes, stunning views, and private setting made us want to stick around longer than we needed to, just to enjoy the space.

Because of Steve’s targeted marketing, the great photography, and strategic lifestyle staging, this home went pending in just three months!
