Breylan Deal- Erickson, one of our Realtor partners, requested that we provide a staging proposal for his clients.
What challenges did you overcome in the “Ranchalow Girlfriend”?
The house had a small footprint, so we had to make use of every inch of space but avoid overcrowding it. Breylan recommended several interior and exterior updates. As a result, the owners installed a shelf in the living room and left a tv above it for staging purposes. To help the potential buyer imagine extra seating when needed, we tucked a bench underneath this shelf. This met needs without blocking the natural flow of traffic.
We pulled in the colors of the newly painted exterior throughout the home, but especially in the kitchen. This updated cooking space, along with many of new finishes, made the black and white foundational color scheme distinct yet inviting. We chose a black and white base for the art, area rug, and dining table base. Pops of color added personality.
The dining area was small, but by staging this space with the right size table and chairs, the room appeared larger than it would have had we left it empty.
Breylan loved our staging proposal and advised his clients to take advantage of our staging services. As a result of this work and great Breylan’s great marketing, this sweet “Ranchalow Girlfriend” received 8 offers in 72 hours and sold at 6.8% over asking!
