Ranchelow Staging in Maywood Park

What was the name of this project and why?

We named this 1942 home The Maywood Park Ranchelow Staging and styled it with the form and function of a mid-century ranch but the beautiful detailing of a bungalow.

 

What neighborhood was this home in?

This home is in the small city of Maywood Park, which is just off 1-205 below Rocky Butte.

 

The neighborhood is unique — it has an old town spirit with yearly activities like a chili cookoff, an annual tree lighting ceremony and a neighborhood garage sale.

 

What was the demographic of the target buyer?

This home could fit almost any family or demographic with its 3,000 sq. ft., 5 bedrooms, 4 baths and an unattached art studio complete with a full size bedroom and kitchenette. The targeted buyer could be anywhere from a single family to a multi -generational living arrangement or even a retired person or couple looking for ample space to create and entertain. The targeted buyer will enjoy the small-town feel and may be active in community events.

 

Who was the client?

What features were you focused on showcasing?

The Maywood Park Ranchelow has beautiful natural hardwood floors and mahogany millwork. We added warm accent colors and textures through the furniture, art, and accessories to complement these natural finishes.

With this Ranchelow staging, we kept in mind the style of the home and used furnishings with clean, simple, contemporary lines to appeal to the mid-century vibe of the home.

 

The glass table we placed in the dining room reflected the light from the beautiful built-ins and the walnut chairs brought further attention to the woodwork.

Original panelling surrounds the informal eating area. Because there was already so much woodwork in this room, we staged this area with a concrete style table top. Leather seated chairs further added to a casual look.

What Challenges Did You Overcome?

This beautiful home was so much fun to stage. We showcased each individual space specifically to inspire potential buyers.

 

We staged the downstairs family room with a light colored sectional for a cozy gathering space near the fire and added a game table to the far end of the room for buyers to envision playing games or hanging out with friends.

The upstairs loft was staged with twin beds and a play area for children to show buyers how easy it would be to section off this space.

The covered cabana was a quiet haven, so we added an outdoor sofa to make a dedicated space to meditate or listen to the rain.

We staged the Art Studio with a small sofa and desk on the main floor, then added a bed to the loft and a few kitchen accessories to the kitchenette to allow potential buyers to visualize it as a guest house as well.

Breylan always makes sure he markets his sellers’ homes to their best possible advantage. He recommended several cost effective updates as well as staging to ensure his seller received the best outcome in selling their home.

Below are the updates and preparations made for this home to hit the market:

  • Interior & exterior painting
  • Carpet removal and hardwood floor refinishing on main and upper levels, including new quarter round
  • New carpet in basement and ADU
  • New floating marmoleum flooring in kitchen, basement, and ADU
  • New interior & exterior light fixtures
  • New stainless steel range
  • Removed microwave and replaced with stainless steel range hood and continued the tile backsplash up to the hood
  • Removed overgrown bushes in front and add new plantings
  • Removed hot tub and carport
  • Removed green carpet from patio
  • Cleaned the roof and gutters, windows, cleaned up the landscaping, pressure washed, and added new mulch.
  • Deep cleaned the interior

 

We weren’t surprised when this amazing Ranchelow staging went pending shortly after it hit the market!
