We called this project The Elegant Traditional home. With its grand entrance, gourmet kitchen, and high ceilings, it evokes a casual elegance, which we were happy to showcase with our home staging.
What neighborhood was this home in?
This home is located in Lake Oswego. It’s comfortably situated only minutes from the downtown center and has access to some of the best schools in the state.
Who was the target buyer for this Elegant Traditional Home?
We staged this home with a focus on a professional who has a young family. The family would appreciate the traditional open spaces and enjoy the many different areas of the home for them all to gather — but also allow each to have their own space from time to time. They would enjoy entertaining family and friends throughout the open floor plan, extra bonus rooms, and lovely treed back lot.

Our Realtor partner Steve Nassar recommended us to his out-of-state client.
What challenges did you overcome?
The home had been a rental for a few years so to prepare it for the market, we needed to perform some minor cosmetic updates. We recommended paint, carpet, new light fixtures, and general maintenance in a few areas.
Because the owners lived out of state, I emailed them my selections, which they happily approved. The biggest challenge was to find the right fixtures that would compliment the home and give it a needed update while keeping the price low so the owner could have the biggest return on investment possible.
We chose a neutral paint color (Natural Tan by Sherwin Williams) for a consistent flow throughout the house. We complimented the paint with a light colored low pile carpeting. Together these brightened the home considerably.
Light fixtures go along way in updating the look of a home. This home had some outdated taste-specific fixtures, so we replaced them with updated transitional style. The entire house looked fresh and bright after these updates and instantly gave it more welcoming appearance.
What features did you focus on showcasing?
We staged this 4,800 square feet Elegant Traditional Home according to the lifestyle of the targeted buyer and the possible uses the family would have for each room.
The living room was one of the very first rooms the buyer would see. A look straight through this open space allowed the viewer to see the beautiful treed back lot. For this reason, we kept the furnishings light and neutral. A linen sofa and a reclaimed wood coffee table brought in rich texture and warmth.
The bonus area in the upstairs became a studying or hang out room for the children and their friends.
The office boasted a beautiful gas fireplace and lots of built- ins.
On the lower level, we staged the family room with a large sectional for relaxing while watching tv and bistro table for card games or drinks.
Overall, we thoughtfully staged each room to highlight the home’s best features and create a personal connection with potential buyers.
The seller was thoroughly pleased with the updates. This home shows beautifully online and in all Steve’s marketing. He’s had many positive showings.
