We named this unique project the Fairview Waterfront Home Staging. Fairview Lake is located in Multnomah County, just east of Portland, along the Columbia River. The 108-acre lake is great for boating, fishing, and all sorts of recreation.
What neighborhood was this home in?
The home is located lakeside in the Fairview Lake neighborhood, a peaceful, family-friendly neighborhood that surrounds the water.
What was the demographic of the target buyer?
The targeted buyer for this Fairview Waterfront home staging was a family, since the lake offers boating, fishing, swimming and many fun family water sports. The home also includes an in-law suite, providing opportunities for either multi-family living or overnight staycation guests. With 4 bedrooms, three baths, and 2,824 square feet, it’s the perfect retreat for a family and all their guests.
Who was the client?
A longtime friend of ours was selling their childhood family home and wanted the best-selling price and the fewest days possible on the market. They reached out to Breylan Deal-Eriksen (Deal & Company Real Estate) to list it, who recommended staging along with a few home updates.
What challenges did you overcome?
The main level had an amazing staircase with a blue rail. We wanted to highlight this architectural detail, so we chose blue artwork and accent pieces throughout the main floor. We balanced the cool blue with warm neutrals and textures to bring in the beautiful natural wood of the ceiling. A sectional placed against the wall fit the shape of the room without blocking the sparkling lake view or the wood-burning fireplace.
We intentionally chose furnishings that would not compete with the view of the lake and accomplished this by staging with a round glass dining table. Together, these all blended nicely with the lakefront view.
What features did you showcase?
The home had many unique areas for the potential family to use, so we staged different rooms with inspiration for how each space could be used.
In the upstairs loft, we created a unwind space, complete with a small sofa and chairs. We also tucked in a desk to the small corner where kids could do homework while everyone hung out together.
Next to the loft, we staged two twin beds and a play area.
The Mother-in-law suite was staged with a loveseat and a queen size bed. This private space could be perfect for visiting grandparents, guests, or extended family.
This home sold for $116,000 over asking and it had 8 offers by the time it closed a few days after it hit the market. Needless to say, the family was thrilled with the outcome. They hope the new owners will have as many happy memories there as they did.
