The Lake Oswego Waterfront Home Staging

What was the name of this project and why?

We named this project the Lake Oswego Waterfront Home Staging. This home is in one of Lake Oswego’s most coveted neighborhoods and sits right on the Blue Heron Canal.

What neighborhood was this home in?

Lake Oswego is known for its great school district and close-knit community. This home is conveniently near many unique local shops and eateries and is a quick commute to downtown Portland.

What was the demographic of the target buyer?

The home includes 4 bedrooms and 4 baths and boasts 3,300 square feet of indoor living space. Because it’s right on Blue Heron Canal, it also includes a private dock, swim deck, and boathouse with boat lift. The home is replete with multiple outdoor dining areas as well!

With all these outstanding features, we envisioned the targeted buyer as an active and professional family with children who enjoy water sports and outdoor entertainment.

Who was the client?

Keri Jett of Hasson Realty engaged us to stage this home. She heard about our staging services from another one of our Realtor Partners.

Keri understood the importance of showcasing her listing to its best advantage in order to achieve a quick and profitable sale for her clients. Her vision for the staging style was a waterfront-focus that blended with some of the seller’s own furnishings.

What challenges did you overcome?

One of our challenges was to make sure we clearly defined each living space, but in a way that each area still flowed seamlessly into the next. We accomplished this by using light, neutral pieces with similar textures, tones, and wood finishes throughout the entire home.

In the living area, we used a natural wood coffee and end table, which blended well with the table in the dining area and kitchen bar stools. Our light linen sofa and chairs matched well with the mood of the home, and helped anchor the room while also pulling everything together from wall to wall for a relaxed and cohesive look.

We also had to stage with pieces that complimented what was still in the home. We added some throw pillows for color, an area rug for warmth and texture, and some accessories to the family room. All of these items blended well with the owner’s sectional and art work.

Lake Oswego Waterfront Family Room

One of many great features of this home was its gourmet kitchen and 11 ft kitchen island. We wanted to showcase the ample seating around this vast island, but were concerned that 6 bar stools would distract from this built-in feature. To solve this dilemma, we used 3 light wood bar stools that matched the dining table on one side. On the other, we added 3 backless metal bar stools that tucked under the bar. This showcased all the space for friends and family to gather for casual dinners or snacks without overwhelming the room.

What was the outcome?

It was no surprise that this fantastic home went pending just days after listing! Keri was thrilled with the outcome of our staging and had some wonderful things to say about our team:

I think your team did just an amazing job. You really listened to my vision for the space and delivered exactly what I had in mind. My goal for my listings is for them to not look staged, just simply well put together and approachable. Everyone commented on how great everything looked and I had a lot of realtors ask for your information for their future listings.

This is what we strive for with every home we stage — a warm and welcoming vibe and a quick and profitable sale!
