What was the name of this project and why?
We named this project The Sylvan Hills Contemporary Home.
What neighborhood was this home in?
The home is tucked up in the Sylvan Highlands neighborhood, which has close access to Highway 26. It’s also located in one of the best school districts in Portland!
What was the target demographic for your buyer?
The demographic for this buyer could be a modern family looking for a great school district. They would enjoy the natural and serene setting of the wooded lot. Additionally, they would enjoy living close to the city and all it offers.
Who was the client?
Our Realtor partner, John Hatch of Hatch Homes Group, contacted us to provide a staging proposal for his client. This Hatch Homes client took on the Sylvan Hills project as an investment property and as a result extensively remodeled the home.
What challenges did you overcome?
Since the living area was wide open and the view of the forest was the main focal point, we wanted to showcase how buyers could enjoy the view without blocking it upon entering the room. We placed the couch and sofas facing each other so buyers could envision themselves conversing and enjoying the scenery.
What features were you focused on showcasing?
The home featured a large window in the living room which framed the natural setting of the beautiful treed lot. This natural setting evoked a very tranquil feeling to the home which we wanted to play off of with the staging. The contemporary finishes were another feature that we focused on so we worked combining contemporary furnishings with organic shapes with the art work and some the accessories. We placed a leather chase lounge in the open loft area at the the top of the stairs where buyers could envision looking at the view while reading or relaxing and added another sitting are in the master bedroom. Some of our artwork leaned toward a contemporary Asian theme which evoked mediation and peace.
Hatch Homes Group had a very successful open house and they did a remarkable job of marketing the property and ensuring that it was staged. The home sold within the first month of listing. It was a fun project for our team and we loved staging such a beautiful home.
