What was the name of this project and why?

 We call this project The Crown Atop the Hill, and easy to understand why. This home has a castle-like feel and sits majestically on 4 acres, overlooking views of Forest Heights and downtown Portland.

What neighborhood was this home in

This home is in Hillside, one of Portland’s most prestigious neighborhoods. (And one of the few ones without a single straight street except on its northern and southern edges.) This extremely private, winding neighborhood is just minutes away from the Pittock Mansion, and provides easy access to downtown.

What was the demographic of the target buyer?

The potential buyer for this home would be a person who loves to entertain, yet enjoys privacy. They value the prestige the locale provides, as well as the spaciousness built in to the 4 acre lot.

With four bedrooms and 6.2 baths, the buyer may have children or teenagers. They will love entertaining friends, family, and out-of-town guests. The buyer will appreciate the custom and fine architectural details this home offers. 

Who was the client?

Our long time Realtor partner, Steve Nassar of Premiere Property Group, referred this client to us. Steve always recommends staging to his clients and, because of the combination of his incredible marketing and our staging, his homes sell quickly and profitably.

What challenges did you overcome?

Staging the Crown Atop the Hill posed a few challenges. One of the biggest features of this home is the view. You could see the view across the foyer and framed by the living room entry as you entered the home, but it’s an easy view to block inadvertently. We staged the owner’s table in the middle of the foyer with a low profile floral arrangement to allow a straight line of site to the city of Portland down the forested hill.

The other amazing feature in the foyer was the stunning chandelier centered in the middle of the entry. We didn’t want to compete with this or the other important architectural features in this area. To solve this, we kept our furnishings and art very simple and minimal. 

Many of the ground-floor rooms had French doors leading to the lush garden. We were careful not to block any doors so the buyer could both enjoy the view and easily access the garden area.

What features were you focused on showcasing?

The home is a traditional style with an Old World feel. We wanted to balance that style with furnishings and accessories that reflected the mood of the home without created stuffy or overstated atmosphere.

To keep the living room area soft yet formal, we staged with a dark grey tufted sofa and accented with neutral pillows.

We staged the family room with a large white sectional so that buyers could envision a gathering place for the family to relax. The wood coffee table worked with the rustic feel of the fireplace and the warm tones of the art, and the faux fur throw added welcome texture and coziness to the room.

This home has one of the most amazing views we’ve seen in Portland. Our team loved looking out over the trees and the city as we staged. We chose every detail of this home intentionally and it reflected in the quality of the end result.

As with every home we stage, we love helping buyers envision themselves living in the home. Staging The Crown Atop the Hill was a special treat, and we loved envisioning how a potential buyer would share this magnificent estate with family and friends.
