Featured Project: The Grand Colonial in Bull Mountain

What was the name of this project and why?

This home is a classic Colonial with such stately curb appeal that we named the project The Grand Colonial.

Where was this home located?

The Grand Colonial is located in Bull Mountain’s Shadow Hills neighborhood.

 

Who was your target buyer?

This home in Bull Mountain would attract a professional with a young family. It has plenty of space for friends and family to relax and entertain.

 

 

One of the two master bedrooms is located on the main floor, an excellent option for visiting in-laws or guests. This master suite has its own entrance. We envisioned everyone enjoying the park-like half acre backyard and gazebo. There’s even a treehouse for the kids!

 

Who was the client?

Our Realtor partner Steve Nassar of Premiere Property Group contacted us for this project. We were able to advise his seller on most effective paint colors, new carpeting selections, and staging throughout. We have worked on several successful projects with Steve and always enjoy working with both his team and his clients.

 

 

What challenges did you overcome in this Bull Mountain home?

The seller needed to update the carpeting and interior wall color. This is always a challenging decision! For the best return on investment, both choices must be modern yet timeless. They must also be neutral enough to appeal to the targeted buyer. We chose one of our go-to paint colors, Agreeable Grey by Sherwin Williams, which is a neutral “greige.” 

 

A cut loop carpet provided a contemporary look in a complimentary neutral color. Once Steve Nassar’s contractor completed these two projects, the final result was stunning. We had an easy time adding effective staging with such a great foundation on which to build.

 

 

What features were you focused on showcasing?

The newly remodeled gourmet kitchen opened up to the dining area and family room.

We wanted to showcase how a family would center their daily lives around this open living space. We chose a farm-style dining table and chairs where the family would gather for meals or to sit and do homework while dinner was being prepared.

Then we added a large sofa facing towards the beautiful backyard.

 

 

We also placed a bench next to the French doors so buyers could imagine slipping off their shoes as they stepped out into the verdant garden area.

This Bull Mountain home was fun to stage. The new paint colors and carpeting we chose worked well with the style of the home and blended well with our staging.
